1.) Make an Enquiry
Upon first contacting Berkshire Hathaway HomeServices Gulf Properties you be welcomed by our friendly customer care department who will listen to you requirements and quickly and efficiently assign you to a dedicated Sales Associate. All our consultants are trained area specialists who deal exclusively in leasing.
2.) Find the right property
With multiple properties always available, our consultants will assess your property requirements and match suitable properties using their expertise and skill. Once matched we will email you full colour property brochures for each suitable property for you to assess in your own time and at your own pace.
3.) Tenants Compliance
To rent a property in Dubai there are certain minimum requirements. The first is a valid Residence visa and passport. If you wish for more than one tenants name to be on the tenancy contract, this requirement is applicable to them too. You also require your funds must be ready and a cheque book.
4.) Accompanied Viewings
Once your funding is arranged and in place our dedicated Sales Associate will accompany you, or even come and collect you to take you to view the properties you have shortlisted. All viewings are accompanied by our area experts who will provide you with area brochures informing you of all amenities, facilities, schools and shops within your chosen development.
5.) Make an offer
Once you have found your perfect property your consultant will negotiate the best price for you and arrange a lease agreement to suit both parties. When making a property offer you will be asked to present a security deposit cheque, this is equivalent to 5% of the annual rent amount (this is in the case of an unfurnished property) you are offering, this will not be cashed, and is held by Berkshire Hathaway HomeServices Gulf Properties until your offer is accepted.
6.) Offer accepted
Once accepted our leasing compliance department will prepare the tenancy contracts. Both parties will sign the tenancy contract at this stage and your security deposit cheque will be en-cashed and be non refundable.
7.) Property Handover
Handover is the term that we use when arranging for you to move into your rented property. Our consultants will coordinate this stage. They will collect and distribute the rental cheques, provide you with the contracts and will introduce you to your property.
8.) Utilities
As soon as you take handover of your property you will need to connect your utilities (electric/water/AC) namely DEWA or District Cooling & Ejari Registration. 9.) Congratulations
